  3. Cleaning day: One or two trained cleaners work through the property in the order set out in our checklist - kitchen and appliances first, then bathrooms, then the rest of the rooms - typically taking three to five hours depending on the size and condition of the property.

Do I need to be at the property while it's cleaned?

No. Many tenants and landlords aren't available on the day, so it's fine to arrange access another way - through a letting agent, keys left with a neighbour, or however works for you - and we'll call you once the clean is finished to confirm everything's done.

Is carpet cleaning included in your standard price?

It's available on request but isn't part of the standard room-by-room price bands - it's charged as an add-on, so mention it when you book if the carpets need treating and we'll include it in the quote.

Will an end of tenancy clean guarantee I get my full deposit back?

We can't make that promise on your landlord's behalf - the final decision on deposit deductions is theirs, and some disputes are about wear and tear rather than cleanliness. What we can do is clean to the standard a letting agent would expect and give you photos of the finished property as evidence if there's ever a dispute.

Can you also remove furniture or rubbish left in the property?

Yes - it's a common request, particularly with student lets and repossessions. We run our own rubbish removal and clearance service and, as a Licensed Waste Carrier, can take items away and dispose of them properly rather than you needing to book a separate skip or removal firm.

How much notice do you need to book a clean?

As little as a day or two where our schedule allows, though earlier is better if you need a specific date to line up with a check-out inspection or a new tenant moving in. Last-minute bookings aren't charged a premium - the price is based on the property, not how soon you need it done.

Do you clean ovens, fridges and other appliances as standard?

Yes - the oven, hob, extractor, and any appliances left in the property (fridge/freezer, dishwasher, washing machine) are cleaned inside and out as part of the standard service, not charged as extras.

Are your cleaners insured?

Yes, the team working in your property is fully insured, and every cleaner is trained specifically for end of tenancy work rather than general domestic cleaning, so they know the standard a letting agent or landlord will be checking against.
